You’ll have FULL access to the entire 3-level home, use of the private/fenced patio, and both balconies.

We simply ask you be respectful of our neighbors, and keep noise to a reasonable level. NO EXCESSIVE NOISE 10pm-8am…and ABSOLUTELY NO PARTIES.

You may have local guests visit, but all guests need to leave before Midnight.

Our Co-Host, MADISON, will be your primary contact. If you have any questions, don’t hesitate to reach out to her.

There is also a WELCOME BOOK in the rental property (including a QR code so you can “take it with you”), but Madison can answer anything not covered in it. The Welcome Book covers just about everything you may need to know for your stay…but don’t hesitate to reach out if you have a question or concern.

While we won’t be available in-person, someone is available 24/7 in the event of an emergency.

If anything doesn’t meet your expectations, contact Madison immediately, and we will do our best to rectify the issue to your satisfaction.

Soulard was St Louis’ FIRST established neighborhood (c. 1779). Known for its LIVE MUSIC, numerous restaurants & bars, it is THE happening spot in The Lou! (We may only be blocks from “downtown Soulard,” but we’re in a quiet corner, so no worries about noise at our place.)

Soulard is also home to ANHEUSER-BUSCH’S flagship brewery…just 2 blocks away. Be sure to reserve a tour…they are fascinating! (And you get free beer! *LOL*)

Soulard is acclaimed for its MARDI GRAS PARADE…the 2nd-largest in the US!! (I lived in Mobile AL, birthplace of Mardi Gras, so I love this! “Laissez les bon temps rouler!” Let the good times roll!)

We are only minutes away from 5 INTERSTATES, so we’re literally MINUTES from anything you could want to do in St Louis!

G**gleMaps and Waze both offer excellent directions to our property. But if you need specific instructions, please don’t hesitate to ask!

**IMPORTANT** After booking is confirmed, Guest will also be required to sign the AWH Rental Agreement via email to confirm understanding & agreement to all House Rules. This helps ensure our property is a good fit for you, and also your safety during your stay.

Any House Rules that are broken may result in a FINE of up to $500 plus the COST of any damages and/or extra cleaning costs. We also reserve the right to require Guest to immediately vacate the premises if so instructed (by AWH or Airbnb), and will not issue any refund for unused nights.

1) EARLY CHECK-IN / LATE CHECK-OUT: Permitted based on availability; extra fee may apply. Contact Host for details.

2) QUIET HOURS/NO PARTIES: Please be respectful of our neighbors and keep noise to a reasonable level. No excessive noise 10pm-8am, and NO PARTIES.

3) ADDITIONAL OR EXCESSIVE GUESTS: No additional guests allowed without pre-approval from Host. Any approved additional local guests must vacate property by Midnight.

4) DAMAGES: By booking, Guest is accepting responsibility for damages during your stay. Any damage to the property and/or contents may result in Guest being billed and reported to Airbnb. If the damage is accidental, please send me a message via Airbnb prior to check-out. If unreported, we can only assume damage occurred as a result of negligence or malicious intent.

5) SAFETY: In order to maintain the safety of the property & our Turnover Team, please ensure all doors & windows are securely closed & locked behind you whenever you leave the property. Do not prop doors or windows open.

6) SECURITY: We have 2 Wi-Fi Ring cameras: doorbell pointing at front sidewalk/steps/landing & floodlight pointing at back patio/steps. Cameras record per motion-activation & operate 24/7. We can access both cameras via Ring app any time. There are NO cameras inside the property.

7) INFANTS & TODDLERS: This property has a lot of stairs, inside & out. At this time, it is not “baby-proofed.” There are no baby gates at doors or staircases. By booking this property, Guest accepts full responsibility for your children’s safety. We do offer a pack-n-play portable crib (with sheets), for your convenience.

Smart lock
Three (3) days prior to check-in, you will receive an email with detailed check-in instructions. Please review instructions carefully; everything you should need to know will be included here for future reference.

Day of check-in, you will be given the property address and your own unique code to the smart locks (for front door & back kitchen door). If you have any issues upon check-in, we can communicate via the front Ring doorbell/camera, via text/phone, and of course Airbnb Message. *Please check for messages regularly during your stay.*
